What is usually quoted separately
- Electrical work if there is no outlet near the fan location.
- A municipal permit, $25 to $150 where required.
- Additional suction points for large or sectioned slabs.
- The post-mitigation test, $150 to $300 if not bundled.
Ongoing cost
- Electricity. Fans draw 60 to 70 watts continuously, about 613 kWh a year. PA DEP puts the annual cost at $30 to over $100; at Pennsylvania's current rates it is closer to the top of that range.
- Fan replacement. Fans carry a five-year manufacturer warranty and typically last 5 to 10 years. Replacement averages about $350, with the fan itself $150 to $400.
- Retesting. DEP recommends every two years. A DIY kit is $15 to $30; DEP sends a free long-term kit once after mitigation.
Testing cost
- Free: one short-term kit per household from the American Lung Association (lungradonkits.org), plus free confirmation kits from DEP for readings over 100 pCi/L.
- Hardware-store charcoal kit: $15 to $30 including lab fee.
- Long-term alpha-track kit: $20 to $50.
- Professional continuous monitor test (what a home sale uses): $150 to $300.
- Consumer electronic monitor: $150 to $400.
Warranties to ask about
DEP's guidance is to get a written bid that guarantees the home below 4.0 pCi/L for the quoted price. Local examples: Enviroquest guarantees most systems for seven years and keeps working until the post-test is under 4.0 at no charge; some firms offer 10-year performance and 5-year fan warranties. Ask for the terms in writing before you sign.
Insurance and assistance
Homeowners insurance and home warranties exclude radon mitigation. No Pennsylvania or York County program pays for it. In a real-estate sale, cost is negotiable between buyer and seller and is commonly a seller concession in York County.
